Leak detection for landlords, letting agents and commercial premises uses the same three engineers as domestic work.
An occupied let means looking for a leak while the tenant still lives there, so the methods behind water mains leak detection and every other investigation are non-invasive by design: tracer gas, acoustic listening, thermal imaging and moisture meters find the position before anything is opened, which matters most in the student HMOs around Broomhill and Crookesmoor and in the apartment blocks in the city centre, where one leak can involve two or three flats.
Commercial premises get the same approach. Offices, hotels, factories and warehouses across the Lower Don Valley are usually water mains or drainage work, on larger runs of pipe and with more ground to cover.

Every visit ends with its own written report for that property, with the photographs and video from the day, so a portfolio ends up with one document per address rather than a verbal account of what somebody found. Those reports are written for trace and access and escape of water claims. How did ADI Leak Detection begin?
Adrian Morgan started ADI Leak Detection in 2011. He came from plumbing, and set out to show that most leaks can be found without taking up a floor or opening a wall. He put tracer gas, acoustic and thermal methods to work early, designed several of the company’s own tools for pools and pipework, and grew it from one man working locally into a business covering the country.
Adrian died in 2024. ADI Leak Solutions Ltd was incorporated to carry the company forward, and the process he built is still the one every engineer works to, in Sheffield and everywhere else.
Monique Dray joined in 2016 and became Managing Director in 2024, having spent years running operations and the customer side already, so the handover did not interrupt the work. What she asks for is engineers who arrive when they said they would and reports that stand up to a claim.
